Design & Drawings
2D and 3D interior design, authority submissions, architectural and MEP drawings, and the project management that holds a programme together.

What It Covers
The front end of a project. Layout drawings and 2D/3D visualisation, the architectural and MEP drawing set the work is built from, drawings prepared for authority submission, and the project management that keeps the programme, the trades and the drawings pointing at the same thing.

How We Work
The purpose of the design stage is decisions, not pictures: agreeing a layout and a materials palette on paper is the point at which a change costs the least it will ever cost. Drawings are then issued as a set that the site work is measured against, so what is priced, what is approved and what is built stay the same thing. Authority drawings are prepared to the format the submission actually wants rather than reformatted after a rejection.
Why Us
The drawings are made by the team that will build from them, so what is drawn is buildable and what is quoted is what arrives. Design handed across to a separate contractor is the single most common source of the first variation order — the drawing was never wrong, it was just never costed by anyone who had to install it.
