Projects
Delivered work, photographed on site.
Villa, residential and interior fit-out projects across the UAE — each one carried by the same team from survey through to handover.

Sculpted-Ceiling Villa
VillaA villa built around its ceilings — stepped and pyramidal gypsum trays with concealed cove lighting, a cascading cloud chandelier over the double-height void, and fluted timber feature walls.

Dark Marble Stair Villa
VillaA villa staircase as the centrepiece — dark marble treads against brass-framed wall panels, a mirror-lined double-height void, and crystal lighting over a bright marble reception.

Cove-Light Villa
VillaA pale, minimal villa organised around light — octagonal and stepped cove ceilings, a double-height marble void with a black feature wall, and a timber-lined living room.
How We Work
How scope moves from drawing to handover.
One team carries a project from initial survey through design, execution and handover — coordinating trades directly rather than passing scope between disconnected contractors.
Where technical works overlap — ceilings, flooring, HVAC, electrical, glass and carpentry — sequencing is planned upfront so trades don't collide on site.
About Rukn Al QaswaSite Survey & Brief
Requirements, constraints and existing conditions are confirmed on site before anything is drawn.
Design & Scope
2D/3D drawings and a written scope are agreed before work is priced or started.
Execution
Trades are sequenced and coordinated on site under one point of contact.
Handover
Snagging, sign-off and handover documentation close out the project.

Project detail
The kitchen island, Travertine Villa
A single run in green onyx and copper, set against full-height glazing and a book-matched marble floor. One element, but it carries three trades at once — stone, joinery and the lighting recessed into the oak ceiling above it.
