By using this website you accept these terms. If you do not accept them, please do not use the site. They govern the website only — any project we actually carry out for you is governed by a separate signed contract, which takes precedence over anything here.

This site is operated by Rukn Al Qaswa, providing interior fit-out and technical services in the United Arab Emirates.

The licensed entity is Rukn Al Qaswa Technical Services, a civil company holding trade licence number 1409018 issued by the Dubai Department of Economy and Tourism, with its registered office at Office E-66, Arenco Marine Investment Building, Al Muraqqabat, Dubai, United Arab Emirates. Rukn Al Qaswa is the trading name of that entity.

You may browse the site and contact us through it. You may not:

• Use it for any unlawful purpose, or to send unlawful content.
• Attempt to gain access to the administrative area, any account, or any server or database behind the site.
• Submit the enquiry form automatically, in bulk, or to send advertising or spam.
• Copy, scrape or republish substantial parts of the site for a competing commercial purpose.
• Introduce malicious code, or deliberately try to disrupt the site’s availability.

This is the most important clause on the page, so it is stated plainly. Sending us an enquiry — through the form, WhatsApp, email or a call — does not create a contract, does not reserve capacity, and does not oblige us to take on the work. Equally, it does not oblige you to appoint us.

Work begins only when both sides have agreed a written scope and price and signed it. Nothing on this website is an offer capable of acceptance.

This website does not publish prices. Any figure we give you afterwards is a quotation based on the information available at that time, and is subject to site survey, final drawings, material availability and the terms of the eventual contract. Timescales mentioned in conversation are estimates, not commitments, until they are written into a signed contract.

We take care that what is published here is accurate, but the site is provided for general information about our services. Service descriptions, capability lists and project information are indicative. They do not form part of any contract and may change without notice.

Where a fact has not yet been confirmed, we mark it as pending rather than estimate it. We do not publish testimonials, statistics, awards or client names that we cannot evidence.

Every photograph on this site is of work we have delivered, except where it is labelled otherwise. The images on our project pages, in the gallery, and alongside the services we describe are photographs of completed projects, taken on site.

Two service pages — bathroom and kitchen renovation, and curtains and window solutions — currently carry licensed illustrative photography, because we do not yet have a photograph of our own work in those trades. Each of those images is marked Reference photography on the image itself. They illustrate the type of work described; they are not a record of a project we have completed, and they will be replaced with our own photographs. No image on this site shows a person who is not a member of our team.

Photographs are of specific projects and are shown as a record of work completed, not as a specification. Materials, finishes and dimensions vary between projects, and nothing shown is an offer or a guarantee that the same materials or finishes will be used on your project — that is settled in your quotation and contract.

Where a project is identified by a client name, it appears with that client’s agreement. If you believe an image on this site is published in error, contact us and we will remove it while we look into it.

The design, text, layout, graphics and code of this site belong to us or our licensors and are protected by copyright. You may view pages, and print or download extracts for your own reference or to evaluate our services. You may not otherwise reproduce, adapt or republish any part of it without our written permission.

Anything you send us through the enquiry form — including drawings, scopes and specifications — remains yours. We use it only to respond to your enquiry and to prepare a quotation. How we handle it is set out in our Privacy Policy.

Where we link to another website, or embed a map, we do not control that site and are not responsible for its content, availability or privacy practices. A link is not an endorsement.

We aim to keep the site available but do not guarantee uninterrupted access. We may change, suspend or withdraw any part of it, temporarily or permanently, without notice, and without liability to you.

The site is provided on an “as is” basis. To the fullest extent permitted by UAE law, we exclude liability for any loss arising from your use of, or reliance on, this website — including lost profit, lost business, lost data or consequential loss.

Nothing in these terms excludes or limits liability where it would be unlawful to do so, including liability for death or personal injury caused by negligence, or for fraud.

Subject to the paragraph above, our total liability arising out of or in connection with a contract between us is capped at the total amount payable under that contract. Where there is no contract — you have only used this website or sent an enquiry — our liability is limited to the amount you have paid us, which is nil.

These terms are governed by the laws of the United Arab Emirates as applied in the Emirate of Dubai, and the courts of Dubai have exclusive jurisdiction over any dispute arising from them.

No free-zone authority applies: licence 1409018 is a Dubai mainland licence issued by the Dubai Department of Economy and Tourism, so the courts of Dubai have jurisdiction.

We may update these terms from time to time. The version published here is the one that applies, and the date at the top shows when it last changed.
